Building Competition Waldrebengasse won
RWT plus ZT GmbH and Woschitz Engineering ZT GmbH are proud to have won the developer’s competition “Waldrebengasse”. The partners in the building competition included the property developer Frieden Gemeinnützige Bau- und Siedlungsgenossenschaft reg. Gen. mbH, the architects of Rüdiger Lainer+Partner Architekten ZT GmbH, the landscape planners of zwoPK – Rode Schier Wagner OG and the sociologist Sonja Gruber.
Its sustainability characterises the apartment complex project. The facades are partly planted with greenery. Large trees with protecting crowns provide shade. The irrigation of the green areas is supplied by collected rainwater. A shared terrace offers space for urban gardening and it connects the future residents in an ecologically and socially sustainable way.
The social aspects of the project were embedded in the overall concept, to include these aspects a kindergarten, space for urban gardening, bicycle workshops or craft skill training. The operators who are in charge of the social activities are Caritas, Fond Soziales Wien, which among others provides housing for people with special needs, Greenlab, United in Cycling and Science Centre Network.
An efficient building structure characterises the residential complex, and it is combined with a “simple” timber construction system. The core of the building is reinforced by a mineral “backbone”, which also contains the technical infrastructure. The solid timber ceilings, the wooden poles and the exterior walls, which are also made from wood, are added like in a modular system. The complex will be built under the regime of the “OBSYS” system. This system is a concept that the whole building is planned using an open building system. Within this system, the resources and the knowledge of different building component variants are implemented to achieve an optimal output based on technical and economic availability. The system guarantees the optimal sustainability of the whole building from various perspectives.
RWT plus ZT GmbH was in charge of the structural design and the building physics. Woschitz Engineering ZT GmbH developed the contemporary and sustainable energy design.
